These terms apply when you use quenwilliams.com, my free tools, and my paid products. By using them, you agree to these terms. “I” and “me” mean Quen Williams.

This is education, not advice

Everything here is general education about buying a home. It is not legal, tax, financial, lending, or credit repair advice. Your situation is your own. Talk to a licensed professional before you make a decision about a loan, a contract, or a purchase.

I am not your agent

I am a licensed real estate sales agent in Texas. Using this site, my tools, or my products does not make me your agent and does not create a brokerage relationship between us.

About grants and assistance programs

When I say “grant,” I mean homebuyer assistance in general. Some programs are grants you never pay back. Others are forgivable, deferred, or repayable loans.

Programs change, run out of funding, and close. Each program sets its own rules and makes its own decisions. My tools show you programs that may fit you. They cannot guarantee that you qualify or that you will receive money. Always confirm the details with the program or a participating lender.

Products and payments

My paid products are digital. You get access after you pay. Because access is delivered right away, all sales are final and I do not offer refunds.

Access is for you only. Please do not share your login, resell a product, or copy its contents.

My content

The text, designs, tools, videos, and other materials on this site belong to me or to the people who licensed them to me. You can use them for your own personal homebuying. You cannot copy, sell, or republish them without my written permission.

No guarantees

To the fullest extent the law allows, I am not liable for losses or damages that come from using this site, my tools, or my products, or from decisions you make based on them. If I am found liable for something, the most I will owe you is the amount you paid me in the 12 months before the claim.
